Introduction to Xactimate Roofing Components
Hello!
Today, we’re going to explore key roofing line items that are crucial for making accurate estimates. While there’s a variety of roofing styles and components, our focus will be on the essential items that every roofing estimate should include.
Let’s dive in:
Accessing Estimate Items:
- Open the Estimate Items section in your estimating tool first.
Using Macros for Efficiency:
- Use macros to save time. They allow you to store frequently used line items. Keep in mind, many companies will expect you to create your own macros.
Important Roofing Line Items:
- General Labor: Use this item cautiously. It’s often unnecessary as specific items like shingle removal or installation usually cover labor costs.
- Roofing (300, 240): Choose the appropriate line item for your shingle type, either laminated or architectural (300) or three-tab (240).
- Felt Underlayment: Decide between 15 or 30-pound felt based on local weather. Insurance companies generally prefer 15-pound unless specific conditions warrant otherwise.
- Ice and Water Barrier: Whether you use this or synthetic felt will depend on the insurer. Often, you’ll use ice and water barriers around the asphalt perimeter.
- Starter Shingle: This crucial first layer sits beneath the main shingles.
- Hip Ridge Cap Shingles: Add these on hip roofs for an additional layer over the hip area.
- Vent Shingles: Use these for vented ridges as needed.
- Drip Edge: This plastic or metal strip goes under shingles, typically in white or black. Include it only if it’s visible or a roofer confirms it.
- Caulking: It’s usually not essential, particularly if your estimate already includes valley metal.
- Valley Metal: A vital component in roof valleys, you can add it automatically through the calculator or sketch.
- Flash Pipes: These white pipes protrude from the roof, usually covered with flashings.
- Turbine Vents: These wind-spinning vents aid in attic ventilation.
- Mastic: Only necessary when all shingles are gone.
- Sheeting: Include this if shingles are missing; adjusters may overlook it otherwise.
- Fall Protection: Roofing companies typically provide this, as insurance often does not cover it.
- Satellite Dish Detach and Reset: Do this when a satellite dish interferes with roofing work.
- Mass Meter: Sometimes you’ll replace this with a split boot for safety around flash pipes.
- New Mass Meter: Use the remove and replace line item if needed.
These are the fundamental line items for roofing estimates. In our next lesson on Xactimate Roof Components, we’ll delve into a complete estimate for a roof with laminated shingles. See you in the next session!
